What actually costs you after a fire

The burn area is usually the smallest part of the loss. Smoke reaches rooms the flames never entered and settles heaviest above doorways and around vents, and the water used to put the fire out goes through the floors below it. A kitchen fire contained to one wall routinely leaves a whole house needing work.

The clock after a fire is chemical rather than biological. Soot is acidic: left on metal, stone and finished surfaces it etches them, and within days part of what could have been cleaned becomes replacement instead. That is why the first stabilising and cleaning visit matters even when the rebuild is weeks away.

The third thing, and the one most often missed, is that firefighting water is still in the structure while the fire claim is being priced. A building that is cleaned beautifully and never dried comes back as a mold job in a month.

So the useful first call is somebody who secures the building today, tells you what the residue actually is, and dries the water at the same time as cleaning the soot — rather than treating those as three separate jobs in sequence.

California specifically
